Grant Associates helps shape next phase of Eddington masterplan for the University of Cambridge

Landscape architecture practice Grant Associates has played a central role in developing the new masterplan for the future phases of Eddington, the University of Cambridge’s landmark mixed-use neighbourhood in North West Cambridge.

The revised outline masterplan, submitted by the University of Cambridge, sets out how around 3,800 additional homes will be delivered alongside extensive green and open spaces, new community facilities and active travel routes – creating a vibrant and sustainable extension to the existing neighbourhood.

Building on the first phase of Eddington, which began in 2013, the future phases will expand the University’s vision for a balanced, inclusive and sustainable community. The proposals have been developed by a multidisciplinary team led by Hawkins Brown with Grant Associates as landscape architect, alongside KMC (transport), Max Fordham (sustainability) and AECOM (civils and infrastructure).

Landscape-led masterplan

Grant Associates’ landscape and placemaking approach underpins the new masterplan, placing green infrastructure, biodiversity, and wellbeing at the heart of Eddington’s design. Around 50 hectares of open space are planned, including parks, play areas, community gardens, sports pitches and routes for walking, cycling and recreation.

The landscape framework strengthens connections between neighbourhoods and enhances Eddington’s strong identity as a place where nature and community life intertwine. A network of public green spaces, shared gardens and biodiverse corridors will create new habitats and foster a sense of belonging for residents and visitors alike.

Sustainable and active design

Continuing Eddington’s record of 79% of trips made by walking, cycling or public transport, the new phases further prioritise active and sustainable travel, with new pedestrian and cycle links connecting to the wider Cambridge area. Streets are designed around people rather than cars, with mobility hubs, raised crossings and generous planting contributing to a safe, attractive and low-carbon environment.

Landscape design also supports the masterplan’s pioneering sustainability credentials, integrating sustainable urban drainage, extensive tree planting, ecology and nature-based strategies to enhance microclimate, reduce urban heat and manage surface water naturally.

Creating a connected, inclusive community

The landscape strategy supports the delivery of a densified yet liveable urban neighbourhood, responding sensitively to Eddington’s local and wider landscape setting. Open spaces will be complemented by community hubs, sports facilities, growing spaces, and recreation areas such as running routes and BMX tracks, encouraging interaction and healthy lifestyles.

These outdoor spaces are designed to evolve with the community and adapt over time, supporting Eddington’s ambition to be an enduring, future-ready model for sustainable urban living.
